Vacation Property Deposits & Reservation Details:
To confirm a reservation, guests are required to submit a reservation registration, a signed contract and 50% of the total rental cost, including a $500 security deposit and additional $1,000 if bringing a pet. The remaining balance is due 3 weeks prior to arrival. The security deposit is fully refunded to the guest upon satisfactory check-out. Please see links below for all necessary paperwork. Please also see our full rental policy below in the section labeled Reservations & Payments section for more details.
Vacation Property Refunds:
Guest is to provide a 3-week notice for full refund of deposit. A reservation canceled inside 3 weeks prior to arrival will receive no refund. However, 75% of the initial deposit will be applied to a future reservation at our property.

PARADISE VALLEY VACATION HOME RENTAL POLICY
OUR GOAL FOR YOU: A TROUBLE-FREE VISIT TO PARADISE VALLEY
Our goal is to provide you, the guest, with a trouble-free vacation in beautiful, sunny Paradise Valley. We want to make sure that everything in the house is working properly, that our home is clean and ready before you arrive, and that you have everything you need. Call us if there are any problems or you have any concerns at any time during prior to, during or after your vacation. We will do everything in our power to make sure that you are taken care of promptly and courteously.
RESERVATIONS AND PAYMENTS
Reservations may be made on the phone at 480-309-1828 or by email at paradiserentals4u@ yahoo.com . Jesselyn is the contact person for all rental inquiries. Please contact her with any questions regarding our property.
Please designate one person in your party to be responsible for all correspondence and payments regarding your reservation and plans. This person is responsible for the payment, property damages, and all responsibilities spelled out herein and in the rental contract, and this person's primary residence address will be used for all notices and correspondence.
After you make your reservation, we will mail or email you a rental contract and a guest registration form. These forms are also available on this website (see links below). Your reservation is not confirmed until we receive these signed documents and an advance payment received. The advance payment is 50% of the Rental Rate and 50% of the security deposit. Remember, there are no hidden charges in your Rental Rate. The Rental Rate consists of all applicable taxes and fee, including a cleaning fee. Linens and towels are included and standard beds are made for your arrival.
The advance payment is due along with your signed rental contract and completed guest registration form within ten days of making your reservation by phone or email with Jesselyn. If not received in ten days, your reservation is automatically cancelled. The remaining balance is due three (3) weeks prior to your stay. A reminder bill will be emailed six (6) weeks prior to your reservation arrival date.
RESERVATIONS MADE LESS THAN THIRTY (30) DAYS TO ARRIVAL
If your reservation is made less than thirty (30) days prior to check -in, it must be paid in full – either by a cashier's check or wire transfer.
WHAT IS PROVIDED
Sheets and towels are supplied for your use in our vacation home. The beds will be made up with linens and a bedspread and towels will be hanging in the bathrooms. Everything will be ready for you to kick your shoes off and relax! There is no need to launder or make the beds upon your departure, however, please be sure all linens stay in the home when you leave.
Our home features standard items, which include the following: a telephone, 3 cable TVs, air conditioning and heating, a microwave, drip coffee maker, toaster, pots and pans, dishes, utensils, refrigerator/freezer, dishwasher, range, oven and glassware. It also features an outdoor grill, air hockey table, washer & dryer, DVD/VCR player, CD player with surround sound speakers indoors and outdoors. Also featured is a full size, standard private pool alongside a natural waterfall and pond.
TELEPHONE & INTERNET
A telephone and laptop computer with internet access are provided for your use. Long distance service may only be charged to the guest's credit card. Under no circumstances should guests contact the telephone or cable providers for repairs. If this rule is violated, the guest will be responsible for any and all charges. Please contact Jesselyn or Mark with any problems you encounter before attempting to mend them yourself.
HOLIDAYS AND PEAK SEASON RENTALS
Week rentals are always preferred, but shorter stays are available. During the Peak season (September 1 st - May 14 th ) and holidays including: Memorial day, Labor Day, Spring Break, Thanksgiving and Christmas; there is a minimum seven-night stay. For rentals of less than seven days during Peak Season or holidays, call on availability and special rates
Please provide us with your arrival information and preferred entry time as soon as it is available to assist us in making the appropriate arrangements for you. We prefer afternoon or evening check-in times, but special arrangements may be made. This information will allow our housekeeping staff their allotted time to prepare the home properly.
If you are caught in traffic or your flight is delayed, be sure to call Jesselyn or Mark to let us know so that we can plan to meet you when you arrive.
Check-out is 12:00 p.m. We will meet you at the home prior to your departure to verify all items are intact and to confirm your address for the return of your security deposit. Please let us know how much fun you had during your stay and don't forget to make your reservation for next year!
We work very hard to maintain a quiet family atmosphere for the enjoyment of guests and neighbors. We will rent only to family groups and responsible adults over the age of 25. Any use of the home for purposes other than family vacations must be addressed at the time of the reservation. Occasions such as parties, weddings, receptions, company gatherings or picnics must be requested and approved by Jesselyn prior to execution of the rental contract. We're sorry but we cannot rent to prom groups, school or graduation groups, fraternities or sororities, or youth groups with or without adult supervision. Renters must comply with these Rental Guidelines and all property restrictions, as well.
Our website indicates the maximum number of guests allowed is eight (8) with an additional charge for each added guest, including children. All guests must be listed on the Guest Registration form.
Our website also indicates that smoking is not permitted indoors.
Pets are welcome; however there is an additional Pet Fee of $1,000 which will be returned along with the security deposit upon a satisfactory check-out.
NON-COMPLIANCE WITH THE RENTAL CONTRACT, THESE RENTAL GUIDELINES, OCCUPANCY RULES, SUBDIVISION RESTRICTIONS, OR PET RESTRICTIONS, OR ANY ILLEGAL ACTIVITY OR CONDUCT CREATING A NUISANCE, WASTE, HAZARD OR DISTURBANCE ARE EACH GROUNDS FOR IMMEDIATE EVICTION WITHOUT REFUND.
Renters will not be responsible for the first $1,000.00 of accidental damage to the home or its contents caused by the renter, the renter's family or invited guests, but the renter will be responsible for any such accidental damages in excess of $1,000.00 and for all damage or loss to the vacation home and its contents that is not the result of accidental damage. Accidental damage means unintentional damages from unforeseen accidents; it does not include loss or damage resulting from intentional acts, gross negligence, willful and wanton conduct or damage or loss caused by a pet or other animal brought onto the premises by the renter, the renter's family or invited guests. If damage occurs during your stay, be sure to call us right away so that we can take care of it for you.
MAINTENANCE AND EMERGENCIES
We will take care of everything from plumbing problems to getting a new toaster for you! If you have a problem or need something, we want to know immediately. We want to make sure that you have a trouble-free vacation! When you check-in, you will receive our emergency telephone numbers, they will be located in the rental binder provided in the kitchen of the home.
CANCELLATIONS & REFUNDS
We understand that there can be unforeseen emergencies that could cause you to cancel your reservation. We'll try to work with you to resolve the situation. However, please note our cancellation policy:
- Twenty-one (21) or more days prior to date of arrival, you will receive a full refund.
- Less than twenty-one (21) prior to date of arrival, we will not issue any refund. However, 75% of the initial deposit will be credited and applied to a future reservation with us.
- Once your reservation is confirmed (i.e. when we receive the advance payment, signed rental contract, and completed guest registration form) any cancellations or changes of dates will invoke the cancellation policy.
- There is no refund for appliance, plumbing or mechanical failure, utility failure, or circumstances beyond our control.
- We do not give refunds for rainy days or overcast skies. We also do not charge more for sunny skies!
- Any refund checks will be issued no more than thirty (30) days after cancellation.
The rental of our home is made with no implied warranties of merchantability, habitability, fitness for a particular purpose, or any other kind and the home is rented in its present condition, "as is - with all faults".
We do not discriminate with respect to the rental of vacation homes based on race, color, religion, sex, familial status, national origin or disability.
These Rental Guidelines and the rental contract constitute the entire agreement regarding the rental of the vacation home and unless incorporated herein and therein, there are no other oral representations, warranties, agreements or promises pertaining to the rental of the vacation home.
The terms and provisions of these Rental Guidelines may be revised and amended at any time, and from time to time, and if so revised and amended and furnished to the renter prior to the renter's occupancy of the vacation home, they shall for all purposes be considered effective and binding upon the renter, as so revised and amended.
